I'm Brandon Becsi. Father, husband and full time real estate investor specializing in what I call “Production Housing” (see breakdown below).

 

This is low cost + affordable housing that the average all-in price is 70k. These houses are typically 700-1,000 sq ft, single story and built 1945 and newer.

 

I like this niche of housing due to the lower cost of acquisitions, quick rehabs usually 30k and under and the ability to rent them quickly.

$60,000 12% APR = $600 per month paid to you

$90,000 12% APR = $900 per month paid to you

$150,000 12% APR = $1,500 per month paid to you

 

  • Paid monthly or quarterly to you (whatever you prefer). 

  • Interest Only Payments: 12 Month Term Minimum (Principle payments also optional) 

  • Secured by Note + Deed of Trust through an Attorney

  • Ability to Call Capital in 120 Days (12 Month Min Term) 

  • Work with me, ask questions and learn my process 

  • You can lend the full amount yourself or bring in a friend.

Production Housing: Single family residences built around 1945+ that are one story with modern systems, 2-3 bedrooms with 1-2 baths. Simplified rehabs and maintenance.

 

Average All-In Cost Per House: $75,000

Average Rent Per House: $1,150 / month 

Target Markets: Petersburg, Hopewell, Colonial Heights Chesterfield VA,  Rocky Mount NC, Wilson NC, Roanoke Rapids, NC 

 

Background

I have been investing in real estate since 2017 focusing on affordable housing. I have fine tuned a strategy that allows us to acquire property under market value, rehab them with minimal costs and put them into service at scale. This long term strategy with limited risk and solid returns what I call : Production Housing 



-Built in 1945+/- 

-Mostly 3 bedrooms with 1-2 baths

-Single story, 850-1,100 sq ft average 

-Modern systems (water, electric, building materials)

-Simple to rehab 25k or less

-Low maintenance 

-Perfect size for small family or starter home


Exterior 

Updated or repaired major systems such as roof, paint, windows. We will always try to repair existing roofs or siding first but will install new as needed.

Interior  

Interior: LVP flooring in kitchens + bathrooms. Painted/Refinished wood floors or LVP in living room + bedrooms. New kitchen countertop with sink, keep existing cabinets if possible.  Reduction in using carpet, ceiling fans + whole home HVAC to reduce maintenance + repairs. Tenants/buyers may provide their own window AC units. Simplified rehabs with low maintenance finishes.
